Which exterior projects usually need a permit
Every city in the metro sets its own rules, so the office below is the final word for your address. As a starting point, these are the projects cities in North Texas most often review before work begins:
- Patio covers, pergolas and enclosures that attach to the house or add a roof.
- Sunrooms and room additions, which are reviewed as new living space.
- Electrical for fans, lighting and outlets on a new structure.
- Windows, doors and siding in some cities, especially where the opening size changes.
Your HOA is a separate approval. Most HOAs want drawings before the city does, so ask them first.
Do you need a permit to replace windows or siding?
It depends on the city and on the work. Swapping a window into the same opening, or replacing siding like for like, is often treated differently from cutting a new opening or changing a size. Do not go by what a neighbor did in another city. Ask the office for your address, and ask before work starts, because fixing a missed permit is harder than getting one.
What should you have ready for the permit office?
Offices differ, so check the city’s page first. Most will want the property address, what you plan to build and where it sits on the lot, and drawings for anything that adds a roof or new living space. Your survey helps with setbacks and easements. If you have an HOA, get its approval in writing first, since a change it asks for can mean redrawing the plans.
Where to apply in each DFW city
These are the cities we are asked about most. Each link goes to the city’s own permit page, and we checked every one on the city’s website on September 16, 2026. Rules and fees change, so confirm with the city before you apply.
